Obligation of Renovation in Flanders

Since January 1, 2023, if you are considering the purchase of a property in Flanders with an energy performance certificate (EPC) indicating an E or F label, the Flemish government requires the new owner to renovate the house or apartment within 5 years from the date of the notarial deed.

The renovations must result in the issuance of a new EPC certificate with a minimum D label.

Starting from January 1, 2028, the renovations must result in the issuance of a new EPC certificate with a minimum C label within 5 years.

Starting from January 1, 2035, the renovations must result in the issuance of a new EPC certificate with a minimum B label within 5 years for houses and a C label for apartments.

Starting from January 1, 2045, the renovations must result in the issuance of a new EPC certificate with a minimum A label within 5 years.
